91 Athens Riviera opened in 2024 on 45,000 square metres at Voula A Beach, on the site of the old state campsite, developed by Grivalia Hospitality and operated with Domes at a reported €50 million. Eight clay tennis courts, a heated outdoor pool, a gym, a Domes Soma spa, 28 luxury tents, the Barbarossa dining room, and a private beach limited to 130 sunbeds.
The first club on the coast
Every established private club in Attica is inland. The Athens Club has been on Panepistimiou since 1875. The Ecali Club dates from 1971 and has been in Latsis hands since 1978. Tatoi Club is at Kifissia and its register has been closed since 2017.
That geography is why a household on this coast historically had no club at all within twenty minutes. This is the first, and a second is coming at Elliniko — a Kengo Kuma-designed club by Orilina Properties, reported at €80 million, with automatic membership for owners of the marina residences.
A different kind of door
The old clubs screen by proposer and by time. This one is a hospitality product with a membership layer, run by an operator, and it takes applications now. Neither model is better; they buy different things.
A closed register buys you the room the proposers are in. A new club buys you a court on Saturday and a beach with a published cap. The longer argument about access against membership is about exactly this distinction, and it applies here more cleanly than anywhere else on the coast.
One thing to weigh
The site is shared. There are 28 luxents and a restaurant that non-members can reach, which is how the economics work and also what a member is signing up to. Ask what the split looks like in August before you assume it is a private beach.
Grivalia Hospitality is also the developer behind One&Only Aesthesis at Glyfada, which is a useful thing to know about who is shaping the leisure end of this coastline.
